Prospect Park South

Clearly evidenced by its name, Prospect Park South shares a border with Brooklyn's largest park. The neighborhood is desirably situated near the park's lake, the seasonal skating rink, and also a quick walk from the Prospect Park Zoo. For those uninterested in paddle boats, zambonis, and golden lion tamarins, PPS also encompasses the Parade Grounds, which contain facilities for tennis, baseball, and other organized sports.

PPS is primarily residential, and businesses along the main roads of Canton and Church provide for all basic needs, including take-out restaurants. The neighborhood is serviced by the B & Q trains, which allow for a speedy commute to Downtown Brooklyn & lower Manhattan, as well as access to the restaurants, cafes, and other amenities of Flatbush Avenue and Park Slope at the 7th Avenue Q train stop.

Though very small, PPS contains an impressive array of remarkable architecture. The quiet dead-end streets contain colossal-sized homes with ornate trims, towers, balconies, and glassed in sun-rooms. Many of these elegant buildings are currently owned by wealthy professionals. Not surprisingly, most of the neighborhood is contained within a historic landmark district. Unfortunately, little of this desirable real estate is for sale or rent. For what's available, the median rent for a studio is about $1000/mo and $1250/mo for a 1Br. Buying in PPS is a bit of a waiting game.
